Position Summary

The Successor in Interest (SII) Specialist I plays an important role in determining the validity of an ownership transfer. The role is responsible for processing SII requests when the primary mortgage holder's ownership is being transferred. The SII Specialist I will work closely with the SII Specialists II and Sr. to ensure strict adherence to all regulatory guidelines and timeframes. The SII Specialist I will also review and enter Power Of Attorney (POA) and 3rd Party Authorization requests in i5.

Essential Functions

  • Receive potential successor in interest requests and documents from customers and internal loan servicing departments
  • Review PSII Added report from i5, validate and log valid new requests
  • Assist SII Specialist II and Sr. in the review of documents to ensure validity and completeness.
  • Perform initial review of the Bradley Guidelines for approved states to determine proper documents to qualify for SII. Submit to SII Specialist II and Sr. for approval as needed.
  • Send regulatory letters within SLA compliance timeframe as directed
  • Prioritize workload according to the importance of tasks within the request pipeline and adjust as directed, adhering to all regulatory SLAs
  • Escalate unique documents and situations to SII Specialists II, Sr. and Management for validity
  • Document responses from SII Specialists II, Sr. and legal for future reference
  • Select, complete and send appropriate required letters
  • Update systems of record when potential successor in interest is confirmed as the successor in interest
  • Send successor in interest acknowledgment forms when required
  • Communicate with Customers via phone and email regarding high level processes, timelines and requirements as needed.
  • Follow procedures to ensure compliance with internal business standards and applicable federal, state, local or other regulatory disclosures and requirements
  • Gather POA and 3rd Party Authorization documents for review
  • Enter POA and 3rd Party information in i5 upon approval
  • File all applicable documents in Blitz and AIQ
  • Perform other duties as assigned

Qualifications

  • High school diploma or equivalent
  • Minimum of 2 years’ experience in reviewing legal documents, mortgage assumptions, or similar experience processing potential successors in interest requests, is preferred
  • Knowledge of the overall mortgage lending process, documents and terminology, required
  • Working knowledge of mortgage/estate planning legal documents is preferred
  • Working knowledge of General or Durable Power of Attorney documents relating to real property is preferred
  • Working knowledge of the Bradley Guidelines is preferred
  • Excellent customer service, verbal and written communication skills
  • Highly organized and detail-oriented; ability to work in a deadline-driven environment required
  • Proficiency with data entry, Microsoft Word, Excel and Outlook and PDF required
  • Familiar with basic internet searches
  • Familiarity with document retention software; Blitzdoc, AIQ preferred

Supervision

  • Low to Moderate supervision required
  • No supervisory skills or requirements
  • Ability to use independent judgment and discretion in decision-making
  • Escalate complex issues for advice and resolution
  • Follow procedures, company policy, investor guidelines and state regulations to execute core job responsibilities consistently

Requirements

Physical: Work is primarily sedentary; occasionally walks and/or stands.

Manual Dexterity: Frequent use of computer keyboard and mouse.

Audio/Visual: Ability to accurately interpret sounds and associated meanings at a volume consistent with interpersonal conversation. Regularly required to accurately perceive, distinguish and interpret information received visually and through audio; e.g., words, numbers and other data broadcasted aloud/viewed on a screen, as well as print and other media.

Environmental: Office environment – no substantial exposure to adverse environmental conditions.
