The Sr Manager Construction will be responsible for leading, organizing and completing advanced construction projects including but not limited to new builds, offsets, remodels, reimages and non-traditional sites for both Jack in the Box and Del Taco by partnering with external professionals and contractors for company-operated projects. Mentors, supports and guides franchise partners with the

construction process and ensures compliance with departmental key controls and brand image standards.

KEY DUTIES/RESPONSIBILITIES:

Leads a regional construction team responsible for executing all company and franchise projects within a specific

regional area.

Provides direction and oversight in the selection and management of general contractors and consultants, entitlement

process, compliance with construction plans, and the timely and quality construction of new restaurants, reimages and

remodels, and other capital projects. Establishes processes, develops cost standards; reviews budget versus actual;

reviews and approves exceptions to cost/quality standards in collaboration with Sr Director, Construction and other

appropriate leadership team members. Identifies and resolves potential liabilities or areas of noncompliance related to

audit requirements for development projects.

Develops and implements construction plans and tactics for assigned regional area to meet Company development

goals. Monitors and tracks construction contract costs and change orders; develops and refines systems and

procedures to ensure cost effectiveness, quality, and compliance with federal and state requirements and codes. Leads

regional team in the investigation and review of new projects; preparation of cost estimates, and advises on changes to

cost estimates. Provides expertise to real estate staff on site, cost, and lease language.

Partners with franchise operators to ensure development goals and standards are understood and achieved and

provides guidance, training and expertise on budget development, evaluation of construction related real estate

negotiations, site & space design recommendations, and contractor qualification and selection. Influences franchise

operators to achieve sound solutions in site layout, budget control, and project scheduling. Controls site observations

through external project managers to ensure adherence to brand image & prototypical standards.

Leverages expert construction experience to coordinate and/or oversee work performed by cross-functional

departments, external consultants, architects, engineers, contractors, project managers, permit expediters, and

technical experts to facilitate timely completions of projects. Identifies complex site & space problems and construction

conditions and influences appropriate professionals to evaluate and correct problems in a cost-effective manner that

meets brand image standards; initiates alternate plans as needed.

Instructs and guides professionals to ensure timely and cost-effective agency approvals, including: planning and zoning,

design review, building permits, and necessary variances to construct the most effective design. Ensures project

document updates are timely and accurate and departmental key controls are maintained in the department’s on-line

project management system; and, all construction administration and document schedules are met, including RFI

approvals, pay requests, change order approvals, and close-out documents.

Manages the timely completion of all assigned workload which might include new restaurants, major remodels, or minor

enhancement projects, reimage and remodel projects through the strategic use of external consultants and contractors,

ensuring project work scopes are completed and reviewed, and work budgets submitted within requested timeline.

Partners with internal departments to ensure real estate, legal, accounting, and project support information is scheduled

and completed on time. Sources, qualifies, and trains approved consultants and contractors; evaluates and provides

regular performance feedback.

Manages the development and execution of non-traditional construction projects including conversions, ghost kitchens,

airports, college campuses, other retail spaces, and pop-up locations. Establishes development standards and ensures

construction qualifications and standards are met. Provides subject matter expertise to the cross-functional and creative

teams tasked with the growth of Jack in the Box in the non-traditional space.

Conducts high level partnerships with real estate managers, developers, and sellers to ensure the accuracy of project

information, schedules, site & space information, and cost estimates in site committee approval documents. Influences

developers and sellers to provide project layouts that best suit the company and incorporate sign packages that

maximize visibility to the site.

Sr. Construction Project Specialist

QUALIFICATIONS:

Education – Bachelor’s degree or equivalent required in Building Construction, Construction Management, Civil Engineering,

or related field.

Experience – Minimum of 12 years retail construction management experience as described below, including at least 10

years of owner-representative/corporate construction management, and 3+ years supervisory experience. Previous

experience required in the development of fast casual, QSR, other D/T related restaurant concepts, or fueling station with

convenience store facilities; national brands preferred.

Skills/Knowledge/Abilities:

Strong oral and written English communication, project management, negotiation, leadership and organization skills.

Expert knowledge of applicable building codes, requirements and state-of-the art construction methods, and an in-depth

understanding of design and function.

Sound knowledge of commercial real estate transactions.

Proficient knowledge of personal computers and Microsoft Office 365 (i.e., Word, Excel).

Advanced skill level of construction and real estate computer applications preferred.

Demonstrates integrity and ethical behavior.

Physical Requirements – This is a field-based position that works remotely from home. Ability to speak and hear clearly in

person and on the telephone. Ability to travel approximately 60% of time to restaurant sites and other locations as business

needs require. Ability to operate a computer keyboard.

The range for this position is $150,700 - $214,700 and is based on an employee located at our corporate headquarters in San Diego. If the candidate is hired in a different city to work remote, we will apply a geographic pay differential based on the cost of labor in the market in which the employee resides.
